The big three! And look how we’ve grown…

Three years ago Lewisham Homes began managing housing services. From day one we worked hard to make our vision to deliver great housing services for thriving neighbourhoods a reality – and make a difference to the lives of our residents. Here we reflect on the journey so far, and the top priorities ahead.

Back in the beginning

Lewisham Homes was set up to deliver great housing services and meet the Decent Homes Standard. At that time our residents had three main priorities for improvement:

  1. Improve Repairs Services
  2. Improve caretaking
  3. Tackle antisocial behaviour

We made these areas our priority too, and have worked hard to transform them in a way that suits you.


So what have we done with your priorities for improvement?

PRIORITY ONE: REPAIRS

The highlights

  1. We took over the Repairs Service to deliver a seamless service conveniently through one number, and equipped operatives to complete more jobs, on first visit.
  2. We’re now running a top performing gas service
  3. Achieved independent accreditation ISO 9000 recognising the quality of our service

PRIORITY TWO: CARETAKING

The highlights

  1. Achieved independent accreditation ISO 9001 recognising the quality of our service
  2. Invested £200,000 in equipment to enable our staff to achieve better cleanliness on your estates
  3. We carried out 4316 estate inspections between April 2009 and January 2010 to monitor and ensure our standards are high.

PRIORITY THREE: ANTISOCIAL BEHAVIOUR

The highlights

We are working to tackle antisocial behaviour and are working with Lewisham Police, Safer Neighbourhoods Teams and Wardens to tackle issues. But we believe tackling crime is not the only solution to fostering thriving neighbourhoods. We want our residents to not only feel safe in their homes, but feel proud and happy in their communities.

  1. We spent more than £1 million this financial year on increasing security including installing CCTV and new and refurbished door entry systems.
  2. We have dedicated staff working to resolve environmental issues such as fly-tipping, that cause neighbourhood disputes.
  3. We carried out 741 occupancy checks over a three month period ending December 2009. This is part of our approach to tackle tenancy fraud.
  4. We work with 34 active Tenant and Resident Associations to develop communities and resolve neighbourhood issues.
  5. We gave residents the chance to decide where £500,000 was spent in order to develop landscaping and play areas, as well as improve security on estates.
  6. We produced a Residents’ Compact which outlines our commitment to involving residents in shaping our services.

The investment in making improvements to your properties as part of our Major Works programme from April 2006 to April 2009. Our expected spend for this financial year is £12 million.

Working with residents, we have secured funding from external sources since January 2008. This is allowed us to build communities.
