Lewisham Homes have been given around £20m by Lewisham Council to spend over the next two years on capital improvements to our properties. This is significantly less than in previous years and means we need to prioritise the works carefully. It also means that if there are any unforeseen urgent works over the next two years we need to revise our plans.
There are two types of works: Mechanical and Electrical (M & E), such as boiler and lift replacements; and completing major improvements to missed blocks on estates that received works in previous years.
Some M & E contracts are being awarded in the next few months, but for the majority of the works we need to hire consultants to help deliver the work, and they are likely to be in place by September. They will then carry out a detailed survey before the contactors can be appointed. The contractors should be appointed by December and we hope to start the works in January 2009. We expect most of the works to take place in 2009/10.

Over the summer, Lewisham Homes will be carrying out a stock Condition Survey to collect information to help plan our future Capital Programme. The last time this was done was in 2003.
This will involve teams of surveyors inspecting the outside of all our buildings as well as some of the insides. One in five residents will be visited. You will be sent a letter by the surveyors advising you if a visit is planned to your home and when it will be.
When the survey is complete, we will calculate the cost of all the works that will be needed. The works will then be scheduled to take place from 2010.
