What caretakers do

Lewisham Homes Caretakers maintain and clean communal areas on our estates. Our caretaking service is monitored by carrying out regular estate inspections, we aim to achieve high standards.

Our Caretakers are responsible for: 

Daily 

Internal
Areas entrance, lifts (where appropriate), lobbies and stairways.
Tasks health and safety checks for spillages and hazards.
Sweep lifts and lobby areas, spot mop and remove bulk items.

External
Areas refuse chutes, bin stores, common hard surfaces, play areas (where appropriate).
Tasks check chutes for blockages, ensure empty bin is under the chute and remove any bulky items.

Weekly

Areas stairways, landings, corridors, ledges, railings, walls, communal glass areas and pathways.
Tasks areas are swept and mopped (where appropriate), glass and walls have been
cleaned, ledges and railings have been wiped down and litter has been removed from pathways.

Additional tasks as required

Litter pick grassed areas, wash light shades, wash walls, wash banisters, deep clean all other areas. Windows which can be reached safely by the Caretaker will be
cleaned regularly.

Residents responsibilities

Dispose of daily rubbish in the bins and chutes provided.
Do not force large items of rubbish or furniture down the chutes as this will cause a blockage.
Recycle where possible.
To keep the area surrounding your property as clean and tidy as possible.
Do not fly tip.

Estate inspections

Lewisham Homes conduct regular inspections of your estate, you are welcome to attend these. Details of our inspections can be found here. 

Communal Repairs

Communal repairs will be carried out in line with the repairs guarantee. To report a communal repair contact our Repair Service, telephone 020 8314 8314 or email.

Lifts

Some lifts have an answer phone. If a lift breaks down, pick up the handset and it will automatically dial the correct number. Alternatively, call our emergency repairs line 020 8314 8314. You can also call 999 and ask to be put through to the Fire Brigade. Many lifts break down because of misuse or vandalism. Please help us by reporting offenders.
