Area Panels

Area Panels provide a forum for residents to work with Lewisham Homes in shaping the services provided to their area.

The Area Panels are a formal consultation mechanism for Lewisham Homes and they are consulted on strategic, policy and operational matters. There are three area based panels - South, Deptford and North West.

Each Panel is made up of elected representatives from Resident Associations, Tenant Management Organisations, and Sheltered Schemes. Where there is no representative group for an area, a resident can put themselves forward to sit on the Panel. Recommendations from the Panel are fed through to the Lewisham Homes Board via the relevant reports, so they are aware of residents views. Area Panel members also have a duty to disseminate information at a local level. The Area Panels are a strategic forum and the members act as representatives of the views for their areas.

The three Area Panels meet separately three times a year. The meetings are generally two hours long and have an elected Chair and Vice Chair. Minutes and Reports are provided to members seven days in advance of the meetings by Lewisham Homes. The Chairs of the Area Panels meet with Lewisham Homes prior to each meeting to discuss the agenda.

Area Panel members need to be able to understand reports and communicate information clearly between the Panel and local residents. Residents who wish to be Chair of an Area Panel should be able to conduct a large meeting confidently, to ensure that the terms of reference and code of conduct are adhered to. Any training or support needed is provided to all members of the Panel by Lewisham Homes Community Involvement Team.

Combined Area Panels enable the three separate Area Panels (South, Deptford and North West) to get together and share ideas and views, the meetings take place three times a year. The meetings are generally two hours long and have an Independent External Chair. The Area Panel meetings are open to the public to observe. Observers are not allowed to vote on decisions at the meeting but can raise concerns to the appropriate people
