Lewisham Homes provides a range of services such as communal (shared area) repairs and technical repairs (such as a fault with your water tank).
A leaseholder is charged for the services they receive and the costs broken down clearly into individual services such as caretaking for flats on estates or entry phone maintenance repair charges for those properties that have entry phone systems.
We use the service charge that you pay each year to pay for the day-to-day services provided to your building or estate. We work it out so you pay a fair share of the actual cost of the services.
You will receive a service-charge bill at the beginning of each financial year based on the estimated cost of the services for the coming year. We send you a statement about six months after the end of the financial year.
The service charge statement tells you of the actual amount spent on each service. We will work out the difference between the amount we charged you at the beginning of the year and the amount that we actually spent during the year. We then include this difference in your next service charge bill.
When preparing the service charge bills, we look at the amount we spent in previous years and the budget for the service in the coming year. We try to make your service charge bill as accurate as possible to lessen the difference that will be included in the next year’s bill.
