Your repair responsbilities

As part of your tenancy you are responsible for minor repair work to your home such as:

  • Decorating your home (some special schemes operate for vulnerable and disabled tenants). Please contact your Tenancy Plus Officer for permission.
  • Fencing repairs, unless we consider the fencing to be a health and safety hazard.
  • Glazing repairs to internal doors and cupboards.
  • New locks needed because of lost keys.
  • Renewing light bulbs.
  • Repairs to fixtures, fittings and all appliances not provided by Lewisham Homes for example, curtain rails, carpets, white goods and garden sheds.
  • Repairs to things broken by you or your household whether by negligence or deliberately.
  • Replacing batteries in smoke alarms.
  • Replacing toilet seats and broken toilet chains.

Any damage to your home caused by neglect, carelessness or a visitor is your responsibility. For example:

  • Breaking a window.
  • Losing your keys and locking yourself out.
  • Damaging electrical circuits by using faulty equipment are negligent or careless and we would expect you to arrange for the repair to be carried out.

You are responsible for any damage caused by you, members of your household, or your visitors.

You must pay us for any damage to your home and rectify the damage. If you fail to do this, Lewisham Homes on behalf of the Council can enter your home to carry out the work and charge you for it.

You must report repairs as they arise, keep agreed appointments and allow reasonable access to your home so we can carry out the work.
