About the strategy
The asset management strategy outlines how we will manage our housing stock to ensure we achieve the best use of our assets while delivering excellent housing services. It sets out how we will deliver our objectives, preserve tenant safety, including meeting the building safety agenda, as well as repair and improve our stock as we aim to look beyond Decent Homes.
From 2019 until 2022 our asset management strategy will focus on the below themes:
Maintaining accurate stock data to inform decision making
It is important that we have good quality data about the performance of our stock to inform our decision making. We recently carried out a condition survey of our entire stock to improve the quality and robustness of our data. Going forward, we will survey all our properties on a rolling basis and look for opportunities to collect data from more sources, to keep our records continually up to date.
Making the best use of our stock to maintain sustainable homes
We are committed to addressing fuel poverty and making our homes more sustainable. We have already undertaken works to improve energy efficiency in our stock such as boiler replacements, double-glazed windows and loft insulation.
We are also looking at our new developments and considering options for renewable/low carbon energy sources for new-build properties.
Delivering a comprehensive approach to our estates to create thriving communities
By integrating all aspects of property maintenance, investment and procurement, we will use available funds to look at carrying out an improvement programme to communal and surrounding areas of our estates, blocks and other HRA housing stock. This will provide value for money and promote wider positive outcomes for our residents and the environment to create thriving communities.
Developing new homes to address housing needs in the borough
As social homes remain in short supply across London, we are proud to be working with Lewisham Council to build genuinely affordable, high-quality council housing, while helping to create and support sustainable and diverse communities throughout Lewisham.
We delivered the first new council housing for nearly 30 years in the borough in 2015. Our development programme has a variety of projects under construction and continues to identify where opportunities exist to build on vacant land, garage sites, or on top of existing buildings.
Working in partnership to resource our strategy and deliver value for money
Working with the compliance team, we will develop a programme to address the recommendations from the Hackitt report and put in place a long-term capital programme to preserve and improve our housing stock. We will develop internal systems to be able to upload all compliance checks and store certificates in one central place.
