Every council home should be clean and in a good state of repair when you move in. Our Lettable Standard sets out what you can expect and was agreed in consultation with residents.
Before you move in, we will check your new home, to make sure it is safe, secure, clean and in a good state of repair. Then we ask you to keep your home in this condition.
Lewisham Homes promise
- The property will be cleaned to a high standard;
- We will make sure that gas and electrical appliances have had a safety check;
- We will make sure that all water and heating systems are working;
- We will issue new tenants with a gas safety certificate and NICEIC electrical inspection certificate.
We will try to complete all repairs before you move into your new home, but where repairs are not urgent, we may carry them out after you have moved in. In those cases, a target time for completion will be given.
Gas, electric & water
Electric check – Your wiring, fuse board, sockets, switches and light fittings will be safe and working.
Gas checks – Your boilers, radiators, thermostats and timer will be working.
Heating – Your home will have an adequate and safe form of heating.
Plumbing & water system – Your plumbing and water system will be tested to make sure it is working and free of leaks.
You will have cold drinking water from the mains supplied to kitchen sink.
Electricity & gas supply – Once you have received the keys to your home and your tenancy agreement, you will need to contact an electricity and gas provider to get your home connected to the mains. You will need to arrange a supply in your name.
Floors and stairs
Vinyl flooring – This will be intact, secure, level and free of trip or slip hazards.
Floors & skirting boards – These will be clean, secure, free of rot and slip or trip hazards.
Stairs – Your hand rails, steps and vertical posts will be securely fitted.
Doors and windows
Doors – These will be clean, secure and easy to operate.
Windows – The glazing will be intact and the windows easy to operate.
Kitchen units – These will be useable and safe.
Work tops – These will be clean and sealed where the work top meets the wall, and around the sink.
Sink – This will be cleaned and free of rust stains. The plug and chain will be securely fitted.
Taps – These will be clean, easy to operate, marked hot and cold and drip-free.
- Gas – This will be clean and capped.
- Electric – A power point will be supplied and clean, ready for a cooker to be fitted.
Bath – Your bath will be clean, sealed where bath edges meet the tiling, secure and free from major chips. The plug and chains as well as the bath panel will be secure and clean.
Toilet pan, seat and cistern – The toilet will be secure, clean and working. A new toilet seat will be fitted before you move in.
Wash hand basin – This will be secure and clean.
Taps – These will be secure, clean, easy to operate, drip free and marked hot and cold.
Tiling – This will be clean, intact, not loose and will be sealed with water tight mastic
Walls and ceilings
These will be intact and free from damp and offensive graffiti.
Decorations – You will be given paint and other useful items to help you decorate if required.
Health & Safety
Asbestos – We will check your home for asbestos and make sure that it is either removed or left in safe condition. If you are concerned about asbestos, contact our Health & Safety team.
Smoke Detectors – We will check these work, are clean and secured safely.
- sweep all floors
- mop all tiled floors
- wash down doors, worktops, cupboards and electrical outlets
- remove all items such as drawing pins and sticky tape
- clean the wash hand basin, bath, and toilets as required
- make sure that any new sanitary ware and kitchen units are free of packaging
- leave air fresheners in n the kitchen, toilet and bathroom
