This backland site will provide five three-bedroom houses for London Affordable Rent. It is being built out by Bonds Builders Ltd under a single contract with Silverdale Hall.
The site formerly comprised 17 garages, mostly under-occupied, and the forecourt was squatted by an illicit car repair operation and contained a number of dumped vehicles constituting an eyesore, and being the locus of anti-social behaviour.
The site is very close to the amenities of Sydenham High St, and is about two minutes’ walk from Sydenham station. The contemporary design makes the most of a very constrained site and is intended to maximise natural light and to minimise the effect of the nearby railway. The bedrooms are on the ground floor with the kitchen/diner and living room on the first floor, to maximise access to the roof terrace, which constitutes the external amenity in the absence of enough space on the ground floor to provide a garden.
The houses have insulated flat ‘living’ roofs, which meet the borough’s climate change objectives by facilitating plant, insect and bird life.
The houses are 96m2 each internally (gross), and the rents will be £190pw with a small service charge around £5pw.

Since our first consultation we have reduced the height of the buildings to minimise the impact the developments will have on surrounding properties.
